Mortgagee sale: Suntec City strata office unit going for $6.7 mil
The development benefits from protected connectivity to neighboring transport nodes, including City Hall, Promenade and Esplanade MRT stations, presenting links to the North-South, East-West, Downtown and Circle lines. It is also attached to major expressways like the East Coastline Parkway, Ayer Rajah Expressway and Pan Island Expressway.
The unit features a column-free layout, that is regular of units in Tower One, allowing for reliable workstation configurations and collaborative spaces, adds Lee.
Various other strata workplaces at Suntec City have also been put up for sale recently. Last month, a set of strata business office units at Suntec Tower One were introduced for sale through an expression of interest exercise, that will finalize on May 5. The adjoining units, which have a total strata area of 7,395 sq ft, have a guide rate of $22.04 million ($2,980 psf).
As a commercial property, the unit is exempt to extra buyer’s stamp obligation, and is available to overseas buyers.
A 2,142 sq ft strata office unit at Suntec Tower One, in Suntec City, will be on the block at Knight Frank’s upcoming real estate auction on May 21 in a mortgagee sale. The estate has a guide price of $6.7 million, which converts to $3,128 psf based on the strata area.
Suntec Tower One is just one of Suntec City’s five Grade An office towers. Established in the mid-1990s, the integrated development on Temasek Blvd also includes a retail mall, in addition to a convention and exhibition center.
According to Sharon Lee, managing director of public auction and sales at Knight Frank Singapore, this is the very first time the building will be auctioned. It is going to be marketed with its existing occupancy, which will create a rental yield of more than 3.3%, based on its overview rate.
Earlier this month, three complete workplace levels were put on the market, consisting of the 27th level at Suntec Tower One and the 12th and 13th floors at Suntec Tower Two. The accounts contains five private strata titles with a mixed location of 40,300 sq ft. It has a guide cost of $135 million, which calculates to $3,350 psf.
Other resale deals at the tower varied from $2,956 psf, when a 2,131 sq ft unit on the 19th floor brought $6.3 million in March 2025; to $3,364 psf, which originated from the resale of an office level, comprising three strata units estimating 10,097 sq ft, for $33.96 million in July 2025.
Suntec City went through considerable asset improvement campaigns in 2022, including enhancement to entrance foyers, reception spots, assistant areas, lift lobbies and restrooms.
Based upon lodged cautions, Suntec Tower One saw 7 deals last year, at an average resale price of $3,279 psf. One of the most recent transaction there was the sale of a 2,196 sq ft unit on the 39th level for $8.1 million ($3,689 psf) in July 2025.
Caveats suggest that the unit available last modified hands for about $4.61 million, or $2,150 psf, in November 2019. Lee anticipates the property to draw in interest from both investors and end-users, amid a shortage of brand-new strata-titled office space supply due to URA restrictions.
