Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore
According to a private study by Milieu, selected by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest rate in Johor real estates, almost half (48%) of surveyed property seekers are taking into consideration Johor Bahru for their next acquisition– 83% of whom currently own property in Singapore.
Sunway Property has recently introduced Sunway Majestic, its very first development in Johor Bahru City Centre (JBCC) and the city hub’s very first SOHO apartments. With freehold term, a site just 3 kilometres from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the project is purposefully placed for both own-stay purchasers seeking city-centre advantage and clients looking to capture cross-border leasing need.
” Homebuyers here are discerning and assume long-term,” claimed Gerard Soosay, Sunway Property Chief Executive Officer (Southern Region). “Johor Bahru’s appeal is genuine, yet expectations are higher: neighborhoods should be risk-free, connected, and versatile to cross-border lifestyles. That is the standard we are building towards. Our duty as Malaysia’s Master Community Developer is to meet this developing landscape with a lasting view, co-investing in the places we develop and staying real to our assurance of being With You For Generations.”

Clients to date reflect Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of which 60% work in Singapore). Purchases are mostly for own stay (70%), with 30% for investment.
Sunway Majestic marks Sunway Property’s first property development in JBCC and the city hub’s first SOHO flats. Sunway Majestic has 1- to 3-bedroom SOHO units commencing at RM400,000, with the possibility to customise under Sunway Property’s special Design to Own concept. This price point sits well within the range looked for by 72% of surveyed buyers (RM1 million and listed below), the Sunway news release says.
The development features multi-tiered security systems. Connectivity is improved with a dedicated shuttle assistance to the RTS, a walkway connection to Hutan Bandar, and access to bordering shopping centers, academies, and healthcare facilities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be taken care of by Sunway Malls.
Johor is gaining from significant plan and framework catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is assumed to attract significant investment and business flows. On the other hand, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border travel to just 6 mins.
Sunway Majestic is also portion of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches across Klang Valley, Johor, Ipoh, and Penang. Running from now till Nov, the campaign provides RM10 million in cash incentives, together with unique packages and buyer rewards.
