Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced
Presented by the new Mount Pleasant MRT Station on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, broader foot paths and biking pathways. New roads, including a main road called “Old Police Academy Roadway”, will also be built to boost accessibility. There will even be a sheltered pedestrian highway that connects the different precincts in Mount Pleasant, HDB states.
Lee Sze Teck, leading supervisor of data analytics at Hiuttons Asia, believes the Mount Pleasant Crest project that will be launched for sale in October will attract solid interest, because of its place near Mount Pleasant MRT Station and schools like CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.
According to HDB, the expanded supply adheres to “further detailed planning researches” and will help to meet strong property demand.
Eugene Lim, key director at ERA Singapore, notes that the white flat layout at Mount Pleasant Crest might interest more youthful Singaporeans and house owners planning to do extensive renovations. “A white level typology will certainly give them the alternative to customise their format to deal with their housing needs, allowing for adaptability over the longer term,” he states.
This will be the second BTO project to present the white flat layout, after the Crawford Heights BTO project, which released last October. According to HDB, around four in 10 flat buyers chose the design at that project.
Six structures, which HDB states were “identified as one of the most substantial representations of police heritage”, have been saved and will be integrated right into the new estate. 4 blocks will be repurposed for different usages such as a neighbourhood authorities post and SPF Heritage Gallery. One block will remain to act as the Senior Police Officers’ Mess, whilst another will be incorporated right into future property developments. Additionally, the former OPA parade square will be preserved as public space for community use.
Four Build-to-Order (BTO) ventures are planned for the upcoming Mount Pleasant estate, that will yield approximately 6,000 new flats upon completion. This is 1,000 more than the 5,000 units formerly released for the 33ha site, HDB claims in a Sept 2 press release.
The Mount Pleasant estate remains on the spot of the Old Police Academy (OPA), near to the Thomson Flyover off the Pan Island Expressway. The OPA was run as the training institute for the Singapore Police Force (SPF) up until 2005.
HDB says the “white flat” layout will be given at Mount Pleasant Crest. Flat buyers can select the open-concept layout, which offers an adjoining living and bedroom space without dividers wall structures, when they are called to book a flat.
The first BTO project in the Mount Pleasant estate will be launched as section of the October 2025 BTO activity. Labelled Mount Pleasant Crest, it is going to offer around 1,350 units of two-room flexi to four-room flats. There are going to additionally be 270 units of public rental condos.
Mount Pleasant’s proximity to Toa Payoh will also factor right into need and pricing. “The project may be a Prime BTO as resale flat rates in Toa Payoh are quite high and the older estate has among the highest numbers of million-dollar resale flats,” Lee adds. Prime lodgings are subject to tighter regulations, such as a 10-year minimum occupation period and an aid clawback.
