CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park
LyndenWoods is a five-minute walk to Kent Ridge MRT station on the Circle Line (CCL), which is one stop away from one-north, and 2 terminals away from Buona Vista Interchange on the CCL and East-West Line. The location around LyndenWoods is also sustained by improved passerby and cyclist infrastructure.
CapitaLand Development’s latest residential venture deals with growing need for well-located, premium real estate and exhibits exactly how integrated urban areas can provide both future-ready liveability and sustaining investment value, claims Tay.
“LyndenWoods is a pivotal milestone in the continuous change journey of Singapore Science Park. CapitaLand Development’s first housing property within Singapore Science Park shows our vision to renew the place right into a vibrant, mixed-use innovation cluster,” claims Ronald Tay, CEO of CapitaLand Development (Singapore).
Notable developments in the vicinity of LyndenWoods consist of National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Nearby schools and universities include Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.
The development will comprise 2 24-storey pillars with a mix of 2- to four-bedroom units of 635 to 1,647 sq ft. The condominium also offers a two-storey basement carpark with 240 lots. Each of the residential towers are going to be built in a dual-point block style with designed sky terraces on each floor. According to CapitaLand, this design adopts an aesthetically fenceless form that enhances all-natural air flow and sunlight.
The debut of LyndenWoods comes immediately after CapitaLand finishes the redevelopment of Geneo, an integrated development featuring five Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will take advantage of the new amenities, F&B options, and placemaking activities arranged by CapitaLand at Geneo, which neighbours the upcoming apartment.
The sales gallery rises alongside 7 Science Park and the property development is expected to release for sale on July 12.
Home owner centers consist of a co-working spot, a 50m infinity lap pool, an entertainment tennis court, a pickleball court, a dedicated animal’s park, and the Lynden Club– a resident clubhouse with a gym, social lounge, and function room.
CapitaLand Development, the property project arm of CapitaLand Group, is readied to sneak peek the 343-unit LyndenWoods, the first private housing project in a refreshed Singapore Science Park, on Saturday June 28.
LyndenWoods remains on a 124,352 sq ft site that was previously occupied by the Defence Science and Technology Agency from 2000 to 2018, after which that structure was demolished in 2020. CapitaLand Development effectively applied to rezone the plot from business park to residential.
This biophilic architectural style represents the development’s distance to nearby green spaces such as Kent Ridge Park and the Southern Ridges. LyndenWoods is even expected to achieve the BCA Green Mark Platinum certification.
Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, alongside 46 units of three-bedroom + Guest (premium) kind apartments of 1,292 sq ft. Just one pile comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is offered.
Two-bedroom units and two-bedroom plus study units make up around 65% of the overall unit mix, with 137 units of common two-bedders extending from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.
