Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore

Locals will definitely have connectivity to a new Sport-in-Precinct center in close-by Kolam Ayer, that is set to open at the end of the year. On the other hand, plans to present public housing at the two sites are currently being studied, according to the firms.

The Kallang Basin Swimming Complex spot is within walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim indicates that a lot of the public housing blocks in the Geylang Bahru area were established in the 1970s, suggesting a need for brand-new growths that will rejuvenate the location.

Meanwhile, the St Wilfred Sport Centre is a 10-minute walk from Boon Keng MRT Stop. It lies near St George’s Road, wherein a lot of the remaining HDB apartments date back to the 1980s, according to Lim.

He forecasts the future BTO task at the site can feature a mix of 2- to four-room flats. “The neighboring sites have a plot ratio of 2.8, and assuming a similar plot ratio, we may see some high-rise BTO condos, possibly approximately 36 floors,” he includes.

The plans to seal the Kallang Basin and St Wilfred sports facilities for redevelopment are reasonable, considered that both sites are considerably older compared to some other sports facilities, notices Eugene Lim, major executive officer at ERA Singapore. “It makes sense for the sites to lead the way for much better land use, specifically considered that they are found fairly near to the city facility,” he adds.

Lim assumes that future Build-to-Order (BTO) projects at the place could be designated as Plus flats due to their distance to town and services. Plus apartments have tighter resale constraints compared to Standard group flats, including a longer minimum occupation period of 10 years and constraints on renting the flat.

The Kallang Basin ActiveSG Swimming Complex and the St Wilfred ActiveSG Sports Centre are going to cease operations permanently in the second part of 2025. On June 13, URA, HDB and Sport Singapore together publicized the closing of the facilities upon their rent expirations. The Kallang Basin facility, established on Geylang Bahru Lane, will shut on Sept 1, and the St Wilfred facility on St Wilfred Road is going to close on Oct 1.
